Dubai's GDRFA-DLD Integration: The Unified Visa Platform and What It Means for Applicants

Dubai's General Directorate of Residency and Foreigners Affairs (GDRFA) signed a memorandum of understanding with the Dubai Land Department (DLD) on April 24, 2026. The agreement integrates three residency programmes — the 10-year Golden Visa, the Retiree Visa and the Property Owner Visa — into a single digital channel.

From Parallel Processes to Single Pipeline

Until now, property-linked visa applications required parallel submissions: investors first obtained asset-verification letters from DLD, then resubmitted documents to GDRFA for security and immigration checks. The new framework runs the entire journey — document intake, property valuation, due diligence and visa issuance — end-to-end on GDRFA's backend, with DLD data pipes feeding real-time valuations and title verifications.

The target is approval within five working days, down from a previous average of three to six weeks. For applicants, this means the administrative friction that deterred some investors from completing the visa process has been substantially reduced.

The Three Visa Tiers on One Platform

The unified platform supports three distinct visa categories. The 10-year Golden Visa requires AED 2 million in property, now with no upfront cash requirement — mortgaged and off-plan units qualify on DLD valuation. The 2-year Property Owner Visa has no minimum value for sole owners (removed April 2026), with a floor of AED 400,000 per share for joint owners. The Retiree Visa requires property ownership plus minimum annual income of AED 240,000.

By consolidating these three tracks into a single interface with shared backend data, the government eliminates the most common source of application delays: document discrepancies between DLD records and GDRFA submissions. Real-time data integration means both agencies are working from the same verified information.

Practical Planning Implications

For Polaris clients, the integration changes the sequencing of corporate and immigration planning. Previously, visa applications were often initiated weeks or months after company registration and property acquisition. With processing now measured in days rather than weeks, visa applications can be initiated in parallel with other establishment procedures — reducing the total time from zero to full operational presence.

The platform also simplifies family applications. Spouse, children and household staff applications can be submitted through the same system, with family-member documentation linked to the primary applicant's verified property and visa records.
